Can Claude build a seller net sheet for me?

Yes. Type in the address, the sales price and the commission, and this Claude skill builds a one-page seller net sheet with your name, your brokerage and your colors on it. It pulls the real tax bill from the county, applies Chicago Title of Colorado's filed title and closing rates, and gives you a PDF you can send to your seller in seconds.

Download the Colorado Net Sheet skill

It is one .md file. Grab it here, then keep reading for what it does and how to make it yours.

Open Claude, start a new chat, attach the file and type "Set up my net sheet skill." Claude asks a few quick questions about you and your brokerage the first time, then it is ready. After that, just say "Net sheet for [address] at [price]."

Why I built it

One of the first things a seller wants to know is how much they are going to walk away with, especially if they are planning their next home purchase. As a real estate professional, you need those numbers ready.

Our ChicagoAgent app is great for this. It has a ton of calculators, including a net sheet. But I wanted something a little quicker and more automated, something that builds the sheet for me and has it ready to send by email. So I built this skill in Claude.

What the skill does

  1. Pins the county and the right rate zone. Denver Metro, Colorado Springs, Boulder, Larimer and Weld counties are loaded.

  2. Pulls the real property tax bill from the county treasurer instead of guessing.

  3. Calculates the owner's title policy from Chicago Title of Colorado's filed rates.

  4. Flags the short-term (reissue) rate when the seller bought or refinanced recently. It is the discount most net sheets miss.

  5. Adds the closing fee, payoffs and tax prorations, including prior-year taxes on early-year closings.

  6. Builds a branded one-page PDF with a clear estimated net at close.

  7. Drafts a short email to your seller for you to review and send.

Make it yours

The first time you run it, Claude asks for your name, brokerage, contact info, headshot, logo, brand colors and any compliance line your broker requires. Every net sheet after that carries your branding, not a title company app's.

A quick note on rates

Title company rates change from time to time, usually every couple of years. The rates in this skill are Chicago Title of Colorado's filed rates effective June 4, 2026. Before you rely on it with a client, and any time it has been a while, reach out to me to make sure the rates are still current. The skill reminds you of this every time it runs.

Every sheet is an estimate for planning. It is not a settlement statement.
