Claude for Real Estate Agents: Get, Keep and Sell a Listing With AI (Full Class)

How can a real estate agent use Claude to win and sell a listing? Download your comps and neighborhood data from the MLS, hand both files to Claude with a CMA skill, and it builds a seller-ready CMA plus a private agent brief. The same approach gives you a weekly seller update, a data-backed price conversation and a call list of buyer's agents.

I've wanted to teach this class for a long time. I called it Get. Keep. Sell., and it follows one listing from start to finish: getting it with a CMA the seller can actually follow, keeping it with an update that answers "what are you doing for me?" before they ask, and selling it when the market has slowed down.

About 40 Denver agents were in the room. Here's the full replay, plus the written version below so you can skim to the part you need. Every skill I used is in the free kit.

What this class covers

  • How much your time is worth, and why that decides whether AI is worth learning

  • The REcolorado 500-record export limit and what upgrading costs

  • Setting Claude up right: the desktop app, connectors and a "brain" skill that knows who you are

  • Building a brand kit so every report comes out looking like you

  • The CMA Prep skill, run live in class on a real listing appointment

  • MLS search tips, including the asterisk trick for subdivisions

  • How to export MLS data the right way (Full format)

  • The "Don't Fire Me" weekly seller update

  • A stale listing price strategy built from sold data

  • Three outside-the-box ways to find a buyer, plus targeted ads

How much is your time worth?

Take this year's income and divide it by the hours you actually work. That number is your hourly rate, and it's the reason I've gone all-in on AI. It has given me back hours every week.

Keep that number in mind for everything below. A few dollars a month for more MLS exports, or 20 minutes setting up a skill, looks very different once you know what an hour of your time is worth.

The MLS export limit, and why it matters now

Everything in this class starts with real data. You run your search in the MLS, download the results, and have Claude analyze the files. You don't have Claude click around in the MLS for you. REcolorado now asks members to confirm they won't use AI to navigate the system, so this class shows the manual export way.

The catch: REcolorado's standard plan gives you 500 export records every rolling 30 days. One CMA in class used roughly 300 records between the comps and the neighborhood history, so 500 goes quickly.

At the time of the class, REcolorado's Data Export License tiers were:

  • Up to 500 records: included

  • $30 a month: up to 25,000 records

  • $50 a month: up to 75,000 records

Check REcolorado for current pricing before you upgrade. For scale, six months of closed sales in Denver County is about 5,000 records, and 12 months is close to 9,000.

Set Claude up before you run any skill

You'll get much better results if a few basics are in place first:

  • Claude desktop app on the $20 a month Pro plan or higher

  • The Claude Chrome extension, for sites where you're allowed to use it

  • Three connectors: Google Drive (or Dropbox), email and calendar

  • A "brain" skill that knows who you are, what you do and who you serve

That last one is where most people get stuck. If Claude feels like it doesn't know you the way ChatGPT did, it's because that history didn't come with you. The kit walks you through exporting what your old AI knows about you, uploading it to Claude and saving it as a skill. If you're brand new, have Claude interview you and save the answers instead.

Quick definitions, since these words come up a lot. A skill is a saved set of instructions for a task you repeat. A connector lets Claude reach a tool like your Drive, inbox or calendar.

Build your brand kit once

Every skill in the kit works out of the box with a clean default look. To make the reports look like yours, build a brand kit in Claude: colors with hex codes, fonts, logo, headshot and contact block.

The fastest way is to give Claude what you already have. Upload your logo, your website bio and your five to ten best flyers or posts, and let it pull the colors and style from those. I wrote a full walkthrough here: How to Build a Brand Kit in Claude So Every Report Looks Like You.

GET: the CMA Prep skill

This is the one I hesitated to build, because every agent does CMAs differently. So the skill is built to be changed. Use it as a starting point and tweak it to match how you price.

Here's how it works, and what we ran live in class with an agent's real upcoming listing appointment:

  1. Run the skill and give it the property address and appointment date. It pulls public records and online estimates and asks you to confirm the facts. You're the expert, so correct anything it gets wrong.

  2. It interviews you about the sellers: their timeline, motivation, the number they have in their head and where it came from.

  3. You pull your comps in the MLS, usually three to eight closed sales, and export them.

  4. You run a second, wider search of the neighborhood over the last two years (closed, expired and withdrawn) and export that too.

  5. Drop both files into Claude and it builds the report.

What comes out:

  • A seller-ready CMA of about 15 to 16 pages: home details, market conditions, comps, pros and cons against the competition, and a recommended price range.

  • A private four-page agent brief that you don't share. It lays out the likely objections, the online-estimate anchor you'll have to talk the seller down from, and suggested answers backed by the neighborhood data.

That brief was the part the room liked most. When a seller says "the house down the street got more," you already have the answer and the data behind it.

Two MLS tips that save time

  • The asterisk trick. Put an asterisk at the end of a subdivision name in your search. It catches every spelling other agents used when they entered the listing, so you don't miss comps because of a typo.

  • Always export in Full format. Select all, click Export, and choose Full. That gives Claude every field, roughly 400 columns, instead of a trimmed version. More data in means a better analysis out.

KEEP: the "Don't Fire Me" weekly seller update

When a listing sits, the seller wants to know what you're doing. Most agents in the room said building that update by hand takes an hour or more per listing.

The Don't Fire Me skill pulls together ShowingTime feedback, the latest MLS actives, pendings, solds and price reductions, and the listing's online views, plus anything else you're doing to market it. It can match the detail level to your seller's personality, then deliver the update as a PDF or a Google Drive link inside a drafted email that's ready to send.

KEEP: the stale listing price conversation

If the marketing is working and the house still isn't moving, the conversation usually turns to price. The Stale Listing Price Strategy skill uses the same process as the CMA. Export the pending, closed and price-reduced listings around yours, and Claude builds a one-page report you can walk the seller through.

You can't argue with the data. Show the seller what's actually happening, and let them make the call.

SELL: three ways to find a buyer when the market slows

Showings are down and cancellations are up. Here are three things agents in my classes have tried, with real results:

  1. Call the agents who've been showing at your price point. ShowingTime's Target Market Analysis report shows which buyer's agents have shown homes in your area and price range, with their contact info. Call them: "I saw you showed a home near mine recently. Are you still looking? We just adjusted the price." If you don't have the report, your brokerage may not pay for it, so call ShowingTime directly. The kit has a skill that builds this list for you and grades the agents A, B and C on who to call first.

  2. Call the top buyer-side agents in the neighborhood. Pull the agents who do the most buy-side deals in that area and ask if they have anyone looking. Agents are more open to these calls now than they were a year ago.

  3. Find the buyers who lost out. Pull everything that closed nearby in the last 30 days and call those listing agents. Ask if they had multiple offers and whether they'd share who else wrote. Those buyers already wanted a home like yours.

One more option: targeted ads. Instead of hunting for the perfect buyer, put your listing in front of the top 5,000 agents in the surrounding market for about $30 to $40. It reaches agents who skip the usual e-flyer. Reach out if you want help setting one up.

FAQ

Is it against MLS rules to use Claude with MLS data?

REcolorado now asks members to agree not to use AI to navigate its system. Everything in this class works the other way: you run the search yourself, export the data, and Claude analyzes the file. Read your own MLS's rules, since they differ from board to board.

Do I need the paid version of Claude?

Yes. You'll want at least the Pro plan ($20 a month at the time of the class) and the desktop app to run skills and connectors properly.

How many MLS records does one CMA use?

In class it was about 300: a handful of comps plus two years of neighborhood history. That's why I recommend looking at REcolorado's export upgrade if you do more than one or two a month.

Can I change the skills to match how I do things?

Please do. Every skill is a starting point. Tell Claude what to add, remove or restyle, then save it again. Your brand kit handles the colors and fonts.

Where do I get the skills from the class?

They're all in the free Get. Keep. Sell. kit: bit.ly/gks-kit.

Grab the kit and make it yours

Pick one skill from this list and set it up this week. Most agents start with the CMA Prep skill or the Don't Fire Me report, because those save the most time right away.

If this saved you time, I'd love to be your title partner on the next one. Chicago Title of Colorado will take great care of you and your clients. My next class, Brand. Build. Post., covers automating your marketing in your own voice.
