That is not a glitch on your end. New research just ran 37,500 AI searches across the 100 largest cities in the country and compared every agent the machines named against verified production data. The overlap was almost nothing.
Does being a top producing agent help you show up in AI search?
No. New 2026 data shows only 21.2 percent of the highest-volume agents were named by any AI platform. Denver Metro agents get cited for published content and third-party mentions, not for sales volume.

I have been telling agents for a year that AI search is a content game, not a credentials game. This study is the first hard number I have seen showing just how completely production and visibility have come apart.
Here is what the research found, why it happened, and what a Colorado agent should actually do about it in the next thirty days.
What Did the Study Actually Measure?
Local Falcon published the Realtor AI Visibility Index in August 2026. It is the largest test of agent visibility inside AI answers that I am aware of.
How Was It Run?
Researchers ran three phrases, best Realtor near me, best real estate agent near me, and top rated real estate agent near me, across 25 grid points in each of the 100 largest US cities. That is 37,500 queries. Each one went through five platforms: ChatGPT, Google AI Overviews, Google AI Mode, Gemini, and Grok. Every agent and team named was then cross-referenced against RealTrends Verified 2026 production rankings.
The Two Numbers That Matter
First, 91.5 percent of established agents who publish a website were never named once across all 37,500 searches. Second, and this is the part that should stop you, only 21.2 percent of the highest-volume agents in those 100 cities were cited by any AI platform at all.
Read that again. Nearly four out of five of the biggest producers in the country are invisible to the tools their next client is using to build a shortlist.
Why Does AI Ignore Production Volume?
Because production data is not public in a form these models can read. Your sides and volume live in the MLS, in brokerage reporting, and in ranking lists that sit behind logins or inside PDFs. Large language models build answers from text they can crawl, license, or retrieve live from the open web.
Nothing about closing 42 deals in Denver Metro creates a crawlable sentence saying you are good at your job. A post you wrote about Wash Park comps does. A recent Google review does. A quote in a local news story does. A neighborhood guide on your own site does.

Reddit threads, Nextdoor posts, and local Facebook groups get cited constantly because they read as real human experience. An agent who answers questions in r/Denver every week is building exactly the kind of text these systems retrieve.
Your Own Site, If It Answers Questions
Pages that answer a specific question in plain language get pulled. Pages describing how passionate you are about client service do not. It is the same pattern behind ChatGPT naming only a handful of agents per city, and it is why two agents in the same Colorado market can have wildly different AI visibility with identical sales numbers.

Pick the neighborhood you actually know. Write 800 words answering what buyers ask about it: what homes cost, how long they sit, what the HOA situation looks like, what the commute is, what the schools feed into. A Review Engine, Not a Review Ask

Is Publishing Your Own Ranking Page a Good Idea?
I would not build a business on it. It works right now because the systems are immature, and both Google and the AI platforms have a long history of closing exactly this kind of gap. Offline it probably is, and NAR research has shown for years that most sellers hire through referral or a prior relationship. Inside the tools their next seller opens first, that reputation is not showing up at all.
