If you’re an agent in Denver, Colorado Springs, or anywhere along the Front Range, you already know the agents who lean into AI are pulling ahead. The 10 must-have AI tools for real estate agents in 2025

1) ChatGPT: your daily driver for writing, planning, and workflows

Why it matters: ChatGPT is the fastest way to draft listing descriptions, emails, social posts, market explainers, checklists, and video scripts. With the Plus plan, you also get image tools, video tools, Deep Research, Projects, and the ability to upload files.


Set it up right

  • Turn on Memory. Tell it who you are, where you work, who you serve, and your voice preferences. Example: “I’m Jerad Larkin with Chicago Title Colorado. I serve agents across Denver and Colorado Springs. Keep tone conversational and clear. Avoid corporate jargon.”

  • Use Customize ChatGPT in the profile menu to save your name, role, voice, and must-know facts.

  • Start new chats for distinct topics. You’ll get cleaner results.


Projects vs. GPTs

  • Projects are living workspaces you refine over time. Perfect for a “Write Like Me” social content project or a “Market Report Generator” that you and your assistant can use repeatedly.

  • GPTs are fixed tools with locked instructions. Great for things like “MLS Photo → Listing Description.”


File uploads you’ll use

  • Photos from a listing to write the first draft of the property description.

  • CSVs or PDFs with market data to generate client-ready summaries.

  • Transcripts of your videos so ChatGPT mimics your voice and phrasing.

  • “Use Deep Research to analyze buyer migration into Denver from top feeder markets. Summarize insights, cite sources, and recommend three content ideas for YouTube.”

3) Canva Magic Studio: fix flattened images in seconds

Why it matters: Most thumbnails, flyers, and Eventbrite banners start as flattened images. Magic Studio lets you Grab Text, Magic Grab objects, remove backgrounds, and adjust layouts instantly.


My workflow

  1. Draft a thumbnail visual in ChatGPT.

  2. Drop it into Canva.

  3. Use Grab Text to pull the headline out of a flattened image so you can edit the font and spacing.

  4. Use Magic Grab to remove a placeholder model and replace with your headshot.

  5. Export for YouTube, Instagram square, and 4:5 portrait.

  • Maintain a set of Denver-specific templates — Denver skyline, front range backdrop, neighborhood cues like Cherry Creek North — so every asset strengthens local SEO and brand recall.


4) Gamma.app: turn raw text into polished decks, PDFs, and swipe posts

Why it matters: Gamma turns long text into visual documents fast. Paste your content, choose a style, and it designs presentations, PDF guides, one-page websites, or Instagram carousels.
