How to Use AI in 2026 to Work Smarter, Save Time, and Stand Out in Real Estate

If I’m being honest, AI can feel overwhelming.

There are new tools coming out constantly. ChatGPT updates. Gemini. New browsers. Image tools. Video tools. Voice tools. It can feel like if you don’t keep up, you fall behind. Or worse, you shut down and do nothing because it feels like too much.


That’s exactly why I teach this class. My goal is never to turn you into an AI expert overnight. My goal is simple. Help you take one step forward. Just one. Because one small win with AI can save you hours every week and compound fast.


This blog breaks down exactly what I covered in my “How to Use AI in 2026” class. Think of this as a buffet. You don’t need to eat everything. Just pick what looks useful right now.


Why AI Actually Matters in 2026

AI is not going away. It is only going to create more efficiency.

For real estate agents, lenders, and anyone in this industry, efficiency equals leverage. Time is the asset. The more time you get back, the more you can spend on relationships, strategy, and income producing work.


The problem is most people are only using about 10 to 20 percent of what these tools can actually do. That’s where we start.


Tool #1: ChatGPT (And How Most People Are Using It Wrong)

Let’s start with the foundation. ChatGPT.

Most people use it for:

  • Emails

  • Listing descriptions

  • Social media captions

  • Random questions

  • Recipes

All good. But that’s surface level.


The Most Important Step: Personalize ChatGPT

If you take one thing from this entire blog, make it this.

You have to personalize ChatGPT.

Out of the box, ChatGPT sounds generic. You can usually tell when someone is using AI because the tone feels off. That’s because ChatGPT does not know who you are yet.

Here’s what to do.

  1. Log into ChatGPT

  2. Click your profile image in the bottom left

  3. Open Custom Instructions

  4. Tell it:

    • Who you are

    • What you do

    • Who you speak to

    • How you want it to sound

    • What kind of content you create

Once you do this, everything improves. Emails. Social posts. Blogs. Scripts. Responses. Garbage in equals garbage out. Clear instructions equal better results.


What a Prompt Actually Is (And Why It Saves Time)

A prompt is simply a set of instructions you copy and paste into ChatGPT to get a specific result.

Instead of starting from scratch every time, you reuse prompts for repetitive tasks.

Examples:

  • Listing descriptions

  • Social media scripts

  • CMA summaries

  • Seller conversations

  • Market reports

  • Buyer and seller guides

If you do something more than once, it probably deserves a prompt.


Advanced ChatGPT Features You Should Know About

Connectors

ChatGPT now connects directly to other tools.

You can connect:

  • Google Drive

  • Canva

  • Zillow

  • Other platforms you already use

This means you can tell ChatGPT to:“Create a flyer for this listing using these photos and this address”And it can actually do it inside ChatGPT.

Huge time saver.


Deep Research Mode

This is where ChatGPT really shines.

Deep Research forces ChatGPT to work harder. It searches deeper, sources more data, and produces much more detailed outputs.

Use this when you want:

  • In depth buyer guides

  • Seller guides

  • Listing presentations

  • Buyer personas

  • Market analysis reports

  • Migration trends

  • Neighborhood deep dives

It takes longer. Sometimes 10 to 30 minutes. But the output is dramatically better.


Projects and GPTs

If you are copying and pasting the same prompt over and over, stop.

That is your sign to create:

  • A Project

  • Or a Custom GPT

Projects act like folders where ChatGPT remembers context, files, and instructions.

GPTs are pre built tools for specific tasks.

Examples:

  • MLS listing description generator

  • Social media script generator

  • CMA summary creator

  • Blog writing assistant

This is how you scale AI inside your business.


Tool #2: Gamma.app (This One Is a Game Changer)

Gamma.app is one of my favorite tools right now. It solves a massive problem.

ChatGPT gives you great information, but it does not give you beautiful documents. Gamma does.

What Gamma Can Create

  • Presentations

  • PDF documents

  • Web pages

  • Social media carousels

  • Lead magnets

The workflow is simple:

  1. Generate content in ChatGPT

  2. Copy and paste into Gamma

  3. Choose your format

  4. Let Gamma design it

I created the entire presentation for this class in Gamma the night before. It got me about 80 to 85 percent of the way there in minutes. If you have ever spent hours in Canva or PowerPoint, this will change how you work.


How Agents Are Using Gamma Right Now

Real examples:

  • Listing presentations

  • Neighborhood market reports

  • Seller price reduction conversations

  • Buyer guides

  • Farming reports

  • Swipeable Instagram carousels

It makes data digestible. And more importantly, it makes you look polished and prepared.


Tool #3: AI Internet Browsers (Massively Underrated)

This is one of the least talked about but most powerful tools.

AI internet browsers act like a virtual assistant inside your browser.

Examples:

  • Comet by Perplexity

  • ChatGPT Atlas

What they do:

  • Pull data for you

  • Navigate websites

  • Complete tasks

  • Explain what they are doing as they do it

I have used them to:

  • Pull MLS data

  • Set up ads

  • Install pixels

  • Solve tech issues

  • Draft emails directly inside Gmail

Think of it as delegating low value tasks to AI.


Tool #4: Nano Banana (AI Image Editing That Actually Works)

Nano Banana is part of Google’s Gemini ecosystem.

This tool is excellent because it keeps facial structure intact.

Use cases:

  • Headshot variations

  • Team photo edits

  • Removing people from photos

  • Virtual staging

  • Thumbnail creation

You can:

  • Change clothing

  • Change backgrounds

  • Stage rooms

  • Create realistic listing visuals

If you do video or social content, this saves a ton of time.


Tool #5: Whisper Flow AI (Voice Dictation Done Right)

Most people type. We speak faster than we type.

Whisper Flow is voice dictation that actually works.

Benefits:

  • Filters out filler words

  • Fixes grammar

  • Spells names correctly

  • Works across email, documents, and browsers

Once you start using it, typing feels slow.

This is one of the fastest ways to get time back.


How to Actually Use All of This Without Getting Overwhelmed

Here is the part that matters.

You do not need to use everything.

Pick one.

My recommendation:

  1. Personalize ChatGPT

  2. Start using prompts

  3. Try Gamma for one document

That’s it.

AI is not about replacing you. It is about removing friction so you can focus on what actually grows your business.
