That one sentence alone gives ChatGPT clarity about the world I operate in.
If ChatGPT is going to help you with scripts, blogs, emails, or social media, it needs to know your role.
I always joke with agents. If you don’t know what to say here, ask ChatGPT:
What questions do you have for me in order to give me the best result?
That question alone unlocks better answers forever.
2. Clarify Your Goals With AI
ChatGPT asks: What are your goals? What are you trying to accomplish?
I tell it:
My goal is to educate and support real estate professionals. I create a lot of marketing content, blog posts, social media scripts, email campaigns, and tools that help agents save time. I also teach classes, host events, and provide title insurance insights from Chicago Title.
This helps ChatGPT understand the type of work I do every day so it can anticipate the style of content I need.
3. Identify Your Audience
ChatGPT asks: Who are you speaking to?
For me, it’s almost always real estate agents and mortgage lenders. That influences tone, vocabulary, examples, and the level of detail.
If ChatGPT understands who you serve, your content becomes more relevant and useful.
4. Explain the Types of Content You Create
I tell ChatGPT that I create:
• Video scripts
• Blog posts
• Social media content
• Email campaigns
• Educational materials for classes and workshops
This signals the formats I want output delivered in. ChatGPT adapts automatically.
5. Set Your Tone and Voice
ChatGPT asks: How do you want it to sound?
This is huge because this is where ChatGPT starts writing like you.
I tell it:
I speak in a first person narrative.
I’m conversational, helpful, and direct. I want content that feels like I’m talking to my audience.
I also give ChatGPT a simple brand personality:
Confident but approachable.
Expert but friendly.
Educational but conversational.
Once ChatGPT knows this, the outputs feel like something I would actually say out loud.
6. Set Formatting Preferences
This part changes everything.
Here’s what I tell ChatGPT:
• Never use m dashes
• Use clear, simple language
• Avoid assumptions

• Keep the tone natural
