Let’s be real: the Instagram algorithm can be frustrating. You spend time (or money) creating content, post it with high hopes… and then it fizzles out in 48 hours. Sound familiar?
Despite the ups and downs, Instagram remains one of the most powerful platforms for real estate professionals in 2025. It gives you visibility, builds trust, and — when used strategically — can generate real leads.
But here’s the truth:
You don’t need 10,000 followers to win on Instagram.You just need the right people to see the right content — consistently.
In this post, I’m going to break down everything I teach real estate agents in my live classes and workshops, including how I personally run my account, what works, what doesn’t, and the tools that make Instagram marketing way more manageable.

If you’re a real estate agent, your goal isn’t to become an influencer — it’s to get in front of the right people in your market.
Instead of chasing vanity metrics, ask yourself:
Who do I actually want to work with?

What problems can I solve for that specific audience?
🎯 Pro Tip: Define your “Avatar” — your dream client. Every post should speak to them directly.
2. Choose the Right Instagram Account Type: Creator vs. Business
One of the biggest missed opportunities I see is agents using a personal account or choosing the wrong professional setup. If you want access to music, analytics, and engagement tools — go with a Creator account.

Not everyone needs to be a content machine. Decide where you want to play:
1️⃣ Level 1: Credibility OnlyJust want a profile that looks legit if a client Googles you? That’s fine. Fill in your bio, post occasionally, and treat Instagram as a digital business card.
2️⃣ Level 2: Stay Top-of-MindUse Instagram as a tool to gently stay in front of your sphere and past clients. Share personal moments, congratulate clients, and engage with others. Think of this as your “digital handshake.”
3️⃣ Level 3: Growth & Lead GenYou’re ready to go all in. This means consistent content, strategic Reels, collaborations, and ad spend. The goal here is inbound DMs saying “Hey, can we talk about selling my home?”

4. Content That Works: What to Post (and Why)
There’s no one-size-fits-all formula, but here’s what works in 2025:
📸 Reels – Short-form videos are still king. Talk directly to the camera, share quick tips, or show behind-the-scenes of your day.
📷 Carousel Posts – Teach something valuable in bite-sized pieces. Examples: “5 things buyers should know before closing,” “3 ways to stage your home on a budget.”
🎙️ Stories – Great for casual engagement and showing your human side. Bonus tip: Use location tags and hashtags for added visibility.
🎥 Going Live – Still one of the most underutilized ways to boost reach. Even a quick live during an open house can spike your visibility.
🤝 Collaborator Posts – Add other users as collaborators (photographers, lenders, fellow agents) to share audiences and boost exposure.
5. Optimize Your Instagram Bio Like a Pro
Most agents miss the mark on their bio. You’ve got 150 characters to:
Say who you are
Say what you do
Say where you do it
🔍 Instagram now indexes bios for search, so include keywords like:
“Denver Realtor” | “Luxury Real Estate” | “Colorado Real Estate Agent”
Also:
Add contact options
Display your business category (Real Estate Agent)
Include a strategic link (your website, landing page, email list)

Hashtags still matter — but not like they used to.
Instead, Instagram is paying more attention to:

🎯 Strategy Tip: After you post your video, use a transcript tool (or CapCut) to export your words. Plug it into ChatGPT and ask it to write your caption for you.
7. Protect Your Account: Two-Factor Authentication is a Must
I can’t stress this enough — real estate agents are major targets for hacking. I know over 15 agents who lost their accounts because they didn’t have this enabled.
