Step 1: Understand the Tool Kit
To run this system you only need three things:
1. MLS access
Any MLS will work. REcolorado, PPMLS, Matrix, Paragon, Flex, etc. You just need the ability to export listings with full data.
2. ChatGPT or another large language model
You’ll want the paid version of ChatGPT because it allows file uploads and handles larger datasets. This is where the actual analysis happens.
3. Gamma.app
Gamma turns long text into polished reports. It creates:

PDF documents

Step 2: Pull the Right Dataset From the MLS

Here is the workflow I use:
1. Log in to your MLS
Go to your standard residential search screen.
2. Choose your target area
This can be as:
Broad as an entire county
Narrow as one subdivision
Custom as a mapped farm area
If you’re farming a neighborhood, you can map it manually. If you’re prepping for a listing appointment, just plug in the subdivision name.
3. Select your timeframe
Most agents analyze:
Active listings
Pending listings
Closed sales in the past 365 days
You can adjust this based on your market. For Denver, 12 months is usually perfect for a full view of trends and pricing.
4. Select all listings
Click the box at the top to select all. Double check you aren’t accidentally selecting only the first 100 results.
