How To Analyze Any Neighborhood With AI Using MLS Data and Gamma

If you work in real estate and you want a faster, smarter way to analyze a neighborhood, subdivision, city, or even an entire county, this guide is going to be a game changer for you. I walk through the exact workflow I use every single week with real estate agents in Colorado. You’ll see how I export the right MLS data, upload it into ChatGPT, and instantly generate a clean neighborhood market breakdown. Then I show you how to take all of that data and turn it into a polished presentation or PDF using Gamma that you can bring to a listing appointment, share with a buyer, post online, or use in your next farm report.

Here’s the big picture. You’ll learn how to:

Let’s break it down step by step.


Step 1: Understand the Tool Kit

To run this system you only need three things:

1. MLS access

Any MLS will work. REcolorado, PPMLS, Matrix, Paragon, Flex, etc. You just need the ability to export listings with full data.

2. ChatGPT or another large language model

You’ll want the paid version of ChatGPT because it allows file uploads and handles larger datasets. This is where the actual analysis happens.

Gamma turns long text into polished reports. It creates:

  • Slide decks

  • Web pages

  • PDF documents

  • Social media graphics and carousels

Step 2: Pull the Right Dataset From the MLS

This is where your analysis begins. The accuracy of your report depends heavily on the quality of your MLS export.

Here is the workflow I use:

1. Log in to your MLS

Go to your standard residential search screen.

2. Choose your target area

This can be as:

  • Broad as an entire county

  • Narrow as one subdivision

  • Custom as a mapped farm area

If you’re farming a neighborhood, you can map it manually. If you’re prepping for a listing appointment, just plug in the subdivision name.

3. Select your timeframe

Most agents analyze:

  • Active listings

  • Pending listings

  • Closed sales in the past 365 days

You can adjust this based on your market. For Denver, 12 months is usually perfect for a full view of trends and pricing.

4. Select all listings

Click the box at the top to select all. Double check you aren’t accidentally selecting only the first 100 results.

5. Export the results

Click Export.

If your MLS has an export option called Appraiser, use it. This is the gold standard because:

  • It includes the most fields

  • It captures public remarks

  • It captures private remarks

  • It captures concessions

  • It captures days on market

  • It captures all the granular details AI needs

1. Start a new ChatGPT conversation

New chats give cleaner results.


2. Paste the reusable analysis prompt

This prompt tells ChatGPT exactly how to structure the report. It keeps everything consistent and prevents hallucinations.


3. Upload your MLS export

Drag the CSV file into ChatGPT.


4. ChatGPT begins analyzing

It will process the dataset, check column names, and start building the report. You’ll get:

  • Market overview

  • Total active, pending, and closed

  • Average and median price

  • Price per square foot

  • Days on market distribution

  • New listing activity

  • Price reductions analysis

  • Inventory levels

  • Segmented trends and insights

It even compares micro trends within the neighborhood like:

  • Which price bands move fastest

  • Whether renovated homes are outperforming dated ones

  • Which features create premium values

  • How absorption looks over time

  • What the expected days on market is

This used to take hours. Now it takes seconds.

And it’s all driven by real MLS data, not guesswork.
