If you’ve ever opened ChatGPT or another AI tool and thought, “This is too much. Where do I even start?” you’re not alone.


Think back to when smartphones first came out. The iPhone launched with just a handful of apps. Within months, there were hundreds—then thousands—many of which did the same thing. Choosing which ones to use was confusing.


That’s exactly where we are with AI in real estate. There are dozens of platforms—ChatGPT, Claude, Perplexity, DeepSeek, Grok—and new ones launch every week. They all promise to help, but which ones actually matter to you as an agent?

Here’s the good news: you don’t need all of them. For 90% of real estate professionals, ChatGPT is the one to focus on.

So, what is ChatGPT?


It’s what’s called a large language model (LLM). That means you can type questions or upload documents, images, and even videos, and ChatGPT can analyze that information and give you answers.


The real power isn’t in what ChatGPT can do—it’s in how well you ask it to do something. Garbage in, garbage out. That’s why learning how to “talk” to

ChatGPT is the first step to making it useful in your real estate business.


Step One: Customize ChatGPT for Your Business

This one step helps ChatGPT respond in your tone of voice and eliminates the “robot-sounding” answers most people get.


Free vs. Paid ChatGPT: Which One Should You Use?

The free version is fine for dabbling. But if you’re serious about saving time, the $20/month paid version is worth it.

With ChatGPT Plus, you get:

  • Access to the latest model (currently GPT-5).

  • The ability to upload PDFs, spreadsheets, and images.

  • Access to OpenAI’s AI video and image creator, Sora.

  • More availability (no “come back tomorrow” messages).

Here are a few high-impact ways you can use ChatGPT today:


1. Write Listing Descriptions from Photos

Upload your best 10 listing photos and ChatGPT will generate a full MLS-ready description—compliance-friendly and under the character limit.


2. Analyze Why a Listing Isn’t Selling

Export your subject property and local sold data from your MLS. Upload them into ChatGPT with my custom prompt, and it will tell you why your listing hasn’t moved compared to comps—and give you seller-friendly talking points.


3. Create Market Reports for Farming or Presentations

Download neighborhood or subdivision sales data, and ChatGPT can build a report showing trends, buyer behavior, and pricing insights.


4. Save Time on Social Media Content

With Projects and GPTs inside ChatGPT, you can train it to write Instagram captions, LinkedIn posts, or blog drafts in your voice.


5. Build Buyer & Seller Guides
