What’s the fastest way to edit short-form videos using AI without hiring a video editor?

The short answer: I use Opus Clip (Opus Pro) combined with ChatGPT to handle B-roll, captions, music, and timing so I can create polished videos in minutes instead of hours. If you’re a real estate agent, lender, or business owner trying to stay consistent on social media, this workflow is a game changer.

Let me walk you through exactly how I do it.

Why AI Video Editing Matters Right Now

Let’s be honest. Most of us do not have time to sit in front of a timeline and manually edit videos. Between clients, follow-ups, showings, emails, and family life, video editing usually gets pushed to the bottom of the list. That’s why so many great ideas never get posted.

AI changes that. Instead of editing every clip by hand, I let AI do about 80–90 percent of the work, and I step in only for creative decisions.

That’s the sweet spot.

The Tool I Use: Opus Clip (Opus Pro)

I originally started using Opus Clip to turn long-form videos like YouTube interviews or one-hour classes into short social clips.

And yes, it does that very well.

But what a lot of people don’t realize is that Opus Clip also has a built-in video editor with:

  • AI B-roll generation

  • Caption tools

  • Music library

  • Audio enhancement

  • Browser-based editing

That’s where the magic really happens.

You can access it at Opus.pro.

Pricing and Why It’s Worth It

You can try Opus Clip for free, but realistically, you will need to upgrade.

I’m currently on the Pro plan, which was about $25 per month at the time I signed up. When I chose the annual option, they offered a 50% discount.

That cost is significantly less than:

  • Hiring a video editor

  • Spending hours editing yourself

  • Inconsistent posting because editing feels overwhelming

For me, it was an easy decision.

Step 1: Upload Your Video Clip

Once you’re inside Opus Clip, click on Video Editor.

From there, upload your video file.

In my case, I often upload:

  • A short talking-head clip

  • Or a clip that Opus already generated from a longer video

After uploading, Opus loads your clip directly into a timeline inside your browser.

No software download required.

Step 2: Understand the Timeline Layout

Inside the editor, you’ll see:

  • Your main video track

  • Auto-generated captions

  • Audio controls

  • B-roll options

  • Music options

This is where everything comes together.

Before touching B-roll, I usually do one thing first.

Step 3: Clean Up the Audio (Optional but Powerful)

At the top of the editor, Opus gives you AI tools like:

  • Remove filler words

  • Remove pauses

  • Speech enhancement

  • Auto censor

Most of the time, I leave filler words alone because I want my videos to sound natural.

Speech enhancement can be helpful, but be careful. Sometimes it alters background audio in ways I do not love.

Always preview before committing.

Step 4: Choose Your B-Roll Strategy

This is where Opus really shines.

You have three B-roll options:

  1. Auto-generate AI B-roll

  2. Auto-generate stock B-roll

  3. Prompt your own B-roll

My Preference

I almost always start with Auto-generate AI B-roll.

Why?

Because it listens to what I’m saying and tries to visually match the message.

That said, it does not always generate enough clips.

When that happens, I move to Prompt B-roll, which is where ChatGPT comes in.

Why Prompted B-Roll Is a Game Changer

People get bored fast.

If your video shows the same frame for more than a few seconds, attention drops.

Prompted B-roll lets me:

  • Add more visual changes

  • Cover jump cuts

  • Keep motion on screen

  • Match visuals to my message

This is where AI turns from “cool” into “extremely useful.”

Step 5: Use ChatGPT to Generate B-Roll Prompts

Here’s my workflow.

  1. I copy my video transcript directly from Opus captions

  2. I paste it into ChatGPT

  3. I use a custom prompt I created that tells ChatGPT to:

    • Break my words into visual beats

    • Create realistic, cinematic B-roll prompts

    • Include movement like slow push-ins or push-outs

    • Use real people and real environments

    • Match my Denver and real estate context when relevant

ChatGPT analyzes everything I say and gives me ready-to-paste B-roll prompts.

Even if the pasted transcript looks messy, AI figures it out.

Step 6: Insert Prompted B-Roll into Opus

Back in Opus:

  • Move your playhead to the exact moment you want B-roll

  • Click Prompt B-roll

  • Paste the ChatGPT prompt

  • Click Generate

Opus usually gives you four options.

You pick one, apply it, and the clip drops right into your timeline.

This is where the art comes in.

Editing Is Science and Art

AI handles the science.

You handle the art.

I constantly:

  • Trim B-roll clips to 1–1.5 seconds

  • Move clips to hide jump cuts

  • Let my face appear first, then cut to B-roll

  • Use B-roll to emphasize points

If something looks weird, I delete it. No guilt.

Speed matters more than perfection.

Step 7: Add Captions (This Part Is Critical)

Most people watch videos with the sound off.

Captions are not optional.

Inside Opus, I click Captions and usually choose the karaoke style captions.

Here’s the most important tip:

Move your captions up.

If captions sit too low, they get cut off by:

  • Instagram UI

  • TikTok buttons

  • Platform overlays

I always drag captions higher so they stay visible across platforms.

Small Detail That Increases Retention

When captions include a question, I manually add the question mark.

Example:

  • “What percent of people watch videos with the sound off?”

That tiny detail improves clarity and engagement.

Step 8: Add Music the Right Way

Music can help your video or completely ruin it.

My rules:

  • Instrumental only

  • No vocals

  • Low volume

Inside Opus:

  1. Click Music

  2. Filter to Instrumental

  3. Favorite tracks you like for future use

  4. Drag music into the timeline

I usually set music volume between 6–10 percent.

If music is louder than your voice, the video fails.

Pro Tip: Trim Music Intentionally

I almost never use the beginning of a music track.

I:

  • Scrub to where the beat picks up

  • Split the track

  • Delete the quiet intro

  • Move the stronger section to the start

This gives the video energy without overpowering the message.

Step 9: Export the Video

Once everything is lined up:

  • Click Export

  • Download HD

  • Save to your computer

Now it’s ready for:

  • Instagram Reels

  • TikTok

  • YouTube Shorts

  • Facebook

One edit. Multiple platforms.

What We Accomplished with AI

Here’s what AI helped me do:

  • Edit video fast

  • Enhance audio

  • Add AI B-roll

  • Create dynamic visuals

  • Add readable captions

  • Balance music

  • Export a polished video

All without hiring an editor.

Why This Matters for Real Estate Professionals

If you’re in real estate, consistency matters more than perfection.

AI allows you to:

  • Show up consistently

  • Share education

  • Build authority

  • Stay top of mind

  • Save hours every week

This workflow removes friction, which means you’re far more likely to actually post.

Final Thoughts

AI is not here to replace creativity.

It’s here to remove friction.

When editing becomes fast, content becomes consistent.

And consistency is what builds trust.
