The Best Title Partners Help You Close Deals and Create More of Them

What should real estate agents expect from a great title partner beyond helping close the transaction?

A great title partner should help you do more than get to the closing table. The right title partner should support your business before, during, and after the deal by providing title insurance expertise, escrow support, marketing ideas, real estate tools, classes, and resources that help you save time and grow your business.

The Role of a Title Partner Has Changed

The best title partners do not just help you close deals.

They help you create more of them.

That is really how I try to show up for the real estate community.

Of course, title insurance matters. Escrow support matters. Smooth closings matter. Communication matters. Accuracy matters. Getting the transaction across the finish line matters.

But in my opinion, the value of a great title partner should go beyond the transaction.

As real estate agents and mortgage lenders continue to navigate a market that feels more competitive, more digital, and more demanding, the people you choose to partner with should make your business easier. Not more complicated. Not more transactional. Easier.

That is the standard I try to hold myself to as Jerad Larkin with Chicago Title.

Yes, I help real estate agents and mortgage lenders with title insurance, escrow support, and the closing experience. But the bigger goal is to be a resource before, during, and after the deal.

Because when you are running a real estate business, you do not just need another vendor.

You need people around you who bring ideas, tools, strategy, and support.

Real Estate Agents Need More Than Transaction Support

Real estate has always been a relationship business, but the way agents build those relationships has changed.

You are not just competing on market knowledge anymore. You are competing on content, communication, consistency, speed, brand, technology, follow-up, client experience, and your ability to stay top of mind.

That is a lot.

Most agents I talk to are not short on ambition. They are short on time.

You are trying to generate leads, follow up with past clients, stay in touch with your sphere, create content, attend showings, prep listing appointments, negotiate contracts, manage inspections, review deadlines, keep sellers calm, guide buyers, post on social media, learn new tools, understand the market, and somehow still have a life outside of real estate.

So when I think about the role of a title partner, I think the question becomes pretty simple:

How can I help make your business easier?

Sometimes that is through a smooth closing.

Sometimes that is by getting you connected with the right escrow officer.

Sometimes that is by helping you understand title insurance or the closing process more clearly.

But sometimes it is also by sharing a new AI tool, helping you create a marketing campaign, inviting you to a class, showing you how to turn MLS data into content, or giving you an idea that helps you create a better conversation with your clients.

That is where the value goes beyond title.

Title Insurance Still Matters

Before we go too far into marketing, AI, events, and tools, I want to be clear about something.

The title and escrow side of the business still matters a lot.

When a buyer is purchasing a home, title insurance helps protect against covered title defects, liens, ownership issues, recording errors, fraud concerns, and other matters that could impact ownership rights. For lenders, title insurance helps protect their security interest in the property.

The closing process also requires coordination between agents, lenders, buyers, sellers, escrow officers, closers, underwriters, counties, HOAs, payoff departments, and more.

A great escrow and title team can help keep the transaction organized, communicate clearly, and create a better experience for everyone involved.

That part will always matter.

But if the only time you hear from your title partner is when you open title or when something goes sideways, I think there is a missed opportunity.

My goal is to be a title resource, but also a business resource.

The Right Title Partner Should Help You Save Time

Time is one of the biggest challenges in real estate.

Agents are constantly balancing high-value activities with repetitive tasks that still need to get done.

That might include:

Writing listing descriptions

Creating open house marketing

Sending follow-up emails

Preparing seller updates

Pulling market stats

Creating social media posts

Building listing presentations

Reviewing showing feedback

Creating buyer and seller guides

Staying in touch with your database

Following up after events

Educating clients about the market

None of those things are bad. In fact, many of them are extremely important.

The problem is that they can take a lot of time.

That is why I spend so much time sharing tools, workflows, AI ideas, and marketing systems with real estate professionals. If I can help you save 30 minutes here, an hour there, or give you a repeatable process you can use every week, that adds up.

And when agents start to get time back, they can focus more energy on the things that actually move the business forward.

More conversations.

More follow-up.

More client care.

More relationships.

More listing appointments.

More consistency.

That is the real opportunity.

Marketing Support Is Part of the Value

I have always believed that the best business relationships are built on value.

For me, that means showing up with ideas that agents can actually use.

Not theory. Not fluff. Not vague motivation.

Practical marketing ideas.

That might be helping an agent think through a local market update. It might be showing them how to use AI to summarize MLS data. It might be giving them a content idea for Instagram Reels, YouTube, LinkedIn, or email. It might be teaching them how to turn one video into multiple pieces of content.

It might also mean helping agents understand how to use tools like ChatGPT, Claude, Gamma, Canva, Google Ads, Meta Ads, email tools, CRM workflows, or market report platforms in a way that actually applies to real estate.

Because here is the deal:

Most agents do not need more random tools.

They need better workflows.

A tool is only helpful if you know how to use it in your business.

That is why I try to teach real estate professionals how to take a tool and turn it into a repeatable business process.

For example, instead of just saying, “Use AI for content,” I would rather show you how to:

Pull MLS data.

Ask AI to summarize the data.

Turn the summary into a seller-facing talking point.

Create a clean visual report.

Use that report in a listing conversation.

Repurpose the same information into social media content.

Send it to your database.

Use it as a reason to reconnect with past clients.

That is where the value is.

Not just using technology for the sake of using technology, but using it to create better conversations and better client experiences.

AI Is Changing the Way Real Estate Agents Work

One of the biggest opportunities right now for real estate agents is learning how to use AI in practical ways.

Not to replace your voice.

Not to replace your expertise.

Not to replace the relationship side of the business.

But to help you move faster.

AI can help agents create first drafts, organize ideas, analyze information, summarize data, build reports, outline videos, write emails, brainstorm content, and create repeatable workflows.

But the key is knowing what to ask it to do.

A lot of agents are still using AI one prompt at a time. They open ChatGPT or Claude, ask for a caption, maybe ask for an email, and then move on.

That is a start.

But the bigger opportunity is using AI to build systems.

For example, you can create repeatable prompts for:

Listing descriptions

Seller update emails

Weekly market updates

Buyer education emails

Neighborhood guides

Open house follow-up

Listing presentation prep

Social media captions

YouTube video outlines

Blog posts

CRM notes

Client communication templates

This is where AI starts to become less of a random assistant and more of a real business tool.

And that is the kind of thing I want to help real estate agents understand.

Because the agents who learn how to use these tools well are going to save time, look more professional, communicate more consistently, and create more value for their clients.

Market Insights Create Better Client Conversations

Another area where title partners can bring value is around market education.

Real estate agents are constantly having conversations with buyers and sellers who are trying to make sense of the market.

Should I buy now?

Should I sell now?

Why is this listing sitting?

Why are buyers asking for concessions?

Why does pricing matter so much?

What is happening in my neighborhood?

What are homes actually selling for?

What is the difference between list price and sold price?

What does days on market tell us?

These are the conversations that create trust.

When an agent can bring clear, simple, data-driven insights to the table, the client experience improves.

That is why I love helping agents think through market reports, seller updates, and MLS data in a more strategic way.

The goal is not just to dump numbers on clients.

The goal is to turn data into a clear takeaway.

For example, a seller may not need a 12-page spreadsheet. They may need one strong insight that helps them understand why their home is not getting offers.

A buyer may not need every stat in the MLS. They may need a simple explanation of where there may be opportunity in today’s market.

A past client may not need a full market presentation. They may need a quick neighborhood update that reminds them you are paying attention.

That is what good market content can do.

It gives you a reason to reach out.

It creates better conversations.

It positions you as the professional.

And it helps your clients feel more informed.

Events and Classes Build Real Community

One of my favorite ways to show up for the real estate community is through classes and events.

Because yes, digital marketing matters. AI matters. Email matters. Social media matters.

But relationships still drive this business.

There is something powerful about getting people in the same room, sharing ideas, learning together, and building real connections.

That is why I host and teach classes around topics like:

AI for real estate agents

Social media marketing

Video content

Google Business Profile optimization

Market reports

Listing marketing

Title insurance education

Real estate tools

Branding

Business growth strategies

The goal is not just to teach a class and move on.

The goal is to create a place where agents, lenders, and industry professionals can learn what is working, ask questions, meet other people, and leave with something they can actually use.

That is the kind of real estate community I want to help build.

Collaborative.

Educational.

Practical.

Supportive.

Because when agents get better, the entire industry gets better.

The Right Title Partner Should Be a Connector

A strong title partner should also be a connector.

Real estate agents need trusted people around them. They need resources, ideas, introductions, vendors, marketing partners, lenders, photographers, insurance contacts, home warranty contacts, moving resources, and other professionals who can help support their clients and their business.

That does not mean every relationship is the right fit for every agent.

But it does mean that a good title partner should be connected enough to help point you in the right direction.

If you need a class, a tool, a resource, an event, a marketing idea, or a connection, my goal is to be someone you can reach out to.

That is what I mean when I say the value should go beyond the transaction.

I want to be helpful long before you have a file to open.

And I want to stay helpful long after the deal closes.

The Closing Experience Still Reflects on Your Brand

Here is something agents understand very well:

Every part of the transaction reflects on you.

Even when you are not directly responsible for every piece of the process, your clients often see the entire experience as part of your service.

That includes title.

That includes escrow.

That includes communication.

That includes how smooth the closing feels.

That includes whether your clients feel informed, prepared, and taken care of.

That is why choosing the right title and escrow team matters.

When things are organized, communicated clearly, and handled professionally, it helps protect the client experience you worked so hard to create.

And when your title partner also understands your business, your goals, your clients, and your communication style, that relationship becomes even more valuable.

Because now it is not just about closing one file.

It is about supporting your brand and your business over time.

Before, During, and After the Deal

The way I think about title partnership is simple.

A great title partner should be useful before, during, and after the deal.

Before the deal, that might mean helping with farming ideas, marketing strategies, AI tools, classes, market data, property research, or educational resources.

During the deal, that means title insurance, escrow coordination, communication, problem-solving, closing support, and helping create a smooth experience.

After the deal, that might mean helping you stay in touch with past clients, create follow-up content, invite clients to educational opportunities, or continue building your database.

That is the full picture.

Because real estate does not begin when the contract is signed, and it does not end when the closing documents are complete.

The best agents know that their business is built in the in-between moments.

The follow-up.

The education.

The check-ins.

The content.

The relationships.

The consistency.

That is where a strong title partner can help.

My Goal With Mile High Title Guy

Mile High Title Guy was built around a simple idea:

Help real estate professionals save time, grow their business, and stay ahead of what is changing.

That includes title insurance and escrow support through Chicago Title.

But it also includes tools, resources, classes, videos, blog posts, prompts, market insights, and marketing ideas designed specifically for real estate agents and mortgage lenders.

Because I know agents are busy.

And I know most agents do not have time to research every new AI tool, marketing platform, content strategy, or market trend on their own.

So if I can test tools, share what is working, teach classes, create resources, and bring practical ideas to the real estate community, that is a win.

That is how I want to show up.

Not just as someone who helps you close deals.

As someone who helps you create more of them.

What Agents Should Look for in a Title Partner

If you are a real estate agent or mortgage lender, I would encourage you to think about your title relationships through a bigger lens.

Ask yourself:

Does my title partner communicate well?

Do they help create a better closing experience?

Do they bring value outside of the transaction?

Do they understand my business?

Do they share tools, ideas, or resources that help me grow?

Do they make my life easier?

Do they show up consistently?

Do they help me look more professional to my clients?

Do they care about the relationship beyond the file?

Because the right partner should not just be there when there is a closing.

They should be someone you can turn to as you build your business.

That does not mean they do everything for you.

But it does mean they are actively looking for ways to help.

The best title partners help agents close deals, grow their business, save time, and access real estate tools, classes, and support.

Final Takeaway

The best title partners do not just help you close deals. They help you create more of them.

That is the way I try to show up for the real estate community here in Denver and across Colorado.

Yes, I am here for title insurance, escrow support, and the closing experience through Chicago Title.

But I also want to be a resource for marketing ideas, AI tools, classes, market insights, and strategies that help agents save time and grow their business.

Because at the end of the day, the right title partner should make your business easier.

And that is always the goal.
