Every two years, Colorado counties reassess property values—and for many homeowners in 2025, that reassessment came with a hefty increase. If you’ve received a notice from your local county assessor showing a sharp jump in your home’s value, your property taxes are likely going up, too.

The good news? You have the right to protest that valuation—and potentially save thousands in future property taxes.

Whether you’re a homeowner, real estate investor, or an agent assisting clients, I’m going to walk you through the exact process I’ve used to help protest thousands of property values across Colorado.

Learn how to protest your 2025 Colorado property valuation step-by-step using real estate comps, MLS data, and a free AI prompt to generate your appeal package. Ideal for homeowners and real estate professionals in Denver, Boulder, Colorado Springs, and beyond.

🧠 Who This Guide is For...

✅ Homeowners in Colorado (especially Front Range areas like Denver, Arapahoe, Boulder, Jefferson, Douglas, El Paso, and Larimer Counties)

✅ Real estate agents helping their clients or leveraging MLS access

✅ Real estate investors with multiple properties

✅ Anyone looking to simplify the protest process using AI

🔎 Step 1: Understand How Property Valuation Works in Colorado

Every Colorado county reassesses property values on a two-year cycle. For 2025, the valuation date used is June 30, 2024.

Your assessed value is based on what the county believes your property would have sold for on that specific date—using market data from January 1, 2023 to June 30, 2024.

If your county’s valuation seems inflated based on actual sales in your area, you may have grounds to protest.

🏠 Step 2: Look Up Your Property’s Assessed Value

Go to your local County Assessor’s website and search for your property.

Some popular ones include:

  • 🔗 Denver Assessor

  • 🔗 Arapahoe Assessor

  • 🔗 Douglas Assessor

  • 🔗 Jefferson Assessor

  • 🔗 El Paso Assessor

Take note of:

  • Your 2025 actual (market) value

  • Your square footage

  • Lot size, year built, and bed/bath count

  • Your previous valuation in 2023-2024

💡 Pro Tip: Calculate your county’s price per square foot for your home. That number will be critical when comparing comps.

🧾 Step 3: Pull Comparable Sales (aka “Comps”)

If You Have MLS Access:

You’ll want to run a search for sold properties within a reasonable radius (0.5 to 1 mile) of the subject property, sold between:

🗓️ January 1, 2023 – June 30, 2024

Set filters for:

  • Same property type (e.g., single-family, townhome, condo)

  • Similar square footage (within ±15–20%)

  • Similar bed/bath count

  • Same or similar neighborhood, if applicable

  • Year built and style if possible

Export your results in two ways:

  • 📊 As a CSV file with full data columns

  • 🖨️ As a PDF with full property views (one-page summaries of each comp)

If You Don’t Have MLS Access:

You can still gather comps using:

  • 🔍 Zillow “Recently Sold” section

  • 🏛️ Your County Assessor’s Sales List (usually available under “Sales” or “Comparable Properties” tabs)

💡 Make sure your comps are from the allowed date range (Jan 1, 2023 – June 30, 2024).

🤖 Step 4: Use ChatGPT to Create Your Appeal Package

This is where things get powerful.

I’ve created a custom AI prompt you can copy and paste into ChatGPT (or another AI tool like Claude) to instantly generate your appeal package.

⬇️ Click here to download the AI Prompt PDF now ⬇️

You’ll enter:

  • Your subject property info (square footage, value, etc.)

  • A summary of your comparable sales

  • Attach your exported CSV

🧠 What the AI does:It will build a professional valuation appeal presentation, including:

  • Subject property overview

  • Comparable sales summary

  • Price per square foot analysis

  • Key observations and trends

  • A recommended protest value

📄 Step 5: Visualize It with Gamma.app

Now that you’ve got your content from ChatGPT, head to https://www.gamma.app.

Paste your AI-generated content into a new document. Gamma will format it into a clean, professional PDF presentation with visual charts, sections, and headings.

🔽 Download your appeal package as a PDF.

Optional: Add in your PDF printouts of MLS comps or screenshots from Zillow.

📨 Step 6: File Your Protest with the County Assessor

Most Colorado counties now allow online protests. Simply:

  1. Go to your Assessor’s website

  2. Log in or create an account

  3. Search for your property

  4. Click “Protest” or “Appeal Value”

  5. Upload your PDF appeal package

  6. Submit

📬 Alternatively, you can mail it in with a cover letter and supporting documents. Be sure to follow your county’s submission deadline.

Deadline: Usually early June. Check your county’s website for the exact date.

🧮 Step 7: Be Realistic With Your Recommended Value

Here’s what I always tell people: Be smart—not extreme.

If your property was valued at $1,595,800 in 2023–2024, and the market has slightly improved, it’s unlikely that your protest to $1,200,000 will be taken seriously.

💡 Your AI prompt will recommend a realistic value range based on actual comp data. Stay within that ballpark.

📥 Bonus: How to Combine PDFs for a Complete Package

If you’re using a Mac, simply open your exported PDF, then click:

🔗 Insert > Page from File...Then choose your PDF comps from the MLS or Zillow.

Combine them into a single file and save.

You now have a polished, well-supported appeal package ready for submission.

🎓 Final Tips for a Successful 2025 Colorado Property Tax Protest

✅ Double-check all data before submission

✅ Use realistic, comparable sales

✅ Mention if your home has condition issues not reflected in county records

✅ File before the deadline

✅ Follow up to confirm your protest was received
