How Real Estate Agents Can Use Agentic AI to Save Money on Business Expenses

How can real estate agents use agentic AI to find discounts and reduce everyday business expenses?
Agentic AI can search websites, test promotional codes, compare purchasing options, and recommend alternative ways to save money. Instead of spending your time manually searching for discounts, you can let AI handle the repetitive research while you focus on clients, relationships, and growing your real estate business.
Online shopping has made purchasing almost anything more convenient. It has also created an entire routine that many of us follow before completing an order.
You add an item to your cart. You reach the checkout page. Then you see that little box asking if you have a promo code.
Naturally, you open another browser tab and start searching.
You might try “promo code,” “discount code,” “coupon,” or “new customer offer.” You visit several websites, copy a code, return to the checkout page, paste it into the box, and discover that it expired six months ago.
Then you repeat the process.
It might only take a few minutes, but those minutes add up when you are regularly purchasing marketing materials, client gifts, event supplies, software subscriptions, and other items for your business.
This is a simple example of where agentic AI can help.
I recently asked AI to search the internet for every available promo code it could find for a BarkBox subscription and test each one during checkout. Spoiler alert: none of the codes worked.
The result was not the most exciting part of the experiment.
What caught my attention was what the AI did next.
It showed me the codes it had tested, explained that they were unsuccessful, and then suggested changes to the subscription that could create better savings.
That is what makes agentic AI different from simply asking a chatbot a question. It can take action, evaluate the result, and recommend another path when the original plan does not work.
For real estate professionals, that ability could help reduce business expenses while also saving something equally valuable: time.
What Is Agentic AI?
Agentic AI refers to artificial intelligence that can complete a series of connected actions to accomplish a goal.
A traditional AI interaction usually looks something like this:
You ask a question.
The AI generates an answer.
You take that answer and complete the next step yourself.
For example, you might ask AI to suggest several places where promotional codes are commonly listed. The AI gives you a list, but you still need to visit each website, find the codes, copy them, and test them during checkout.
Agentic AI can potentially handle more of that process.
Depending on the platform, the permissions you provide, and the website you are using, an AI agent may be able to:
Search the internet
Visit multiple websites
Review available offers
Collect promotional codes
Enter those codes into a checkout page
Determine whether each code works
Compare subscription options
Identify lower-cost alternatives
Present the results in an organized summary
Instead of only telling you what to do, agentic AI can help complete the steps.
I like to think of it as a digital assistant that can handle repetitive online tasks in the background. You still provide the goal, approve the appropriate access, and review the final recommendation. The difference is that you do not have to manually manage every click along the way.
My BarkBox Promo Code Experiment
For this example, I was shopping for a BarkBox subscription.
Like many online subscription services, the checkout page included an opportunity to enter a promotional or discount code. Instead of manually searching for codes, I asked agentic AI to take over the research.
My request was straightforward: search for available BarkBox promotional codes and test them at checkout.
The AI began searching websites that listed coupons, discounts, and promotional offers. As it found potential codes, it entered them into the appropriate field and checked whether they changed the price.
Unfortunately, none of the codes worked.
That could have been the end of the process. A basic automation might simply report that no valid discount was found.
The agentic AI went a step further.
It provided information about the codes it had attempted and suggested that changing the subscription structure could result in better savings. In other words, it recognized that the original strategy had failed and recommended a different approach to the same goal.
My actual goal was not to use a promotional code. My goal was to spend less money.
That distinction is important.
When AI understands the broader objective, it can look beyond the specific tactic you originally requested. A promo code was only one possible path to savings. Adjusting the subscription, changing the billing term, selecting a different package, or taking advantage of an introductory offer could potentially accomplish the same goal.
This is where AI starts becoming more useful as a business tool.
Why This Matters for Real Estate Agents
You probably did not get into real estate because you wanted to spend your day comparing coupon websites or testing expired promo codes.
You entered the business to help people buy and sell homes, solve problems, negotiate transactions, and build relationships.
However, operating a real estate business involves plenty of purchasing decisions.
Depending on how you run your business, you might regularly spend money on:
Marketing software
Customer relationship management platforms
Photography and video tools
Social media scheduling services
Email marketing platforms
Open house supplies
Printed marketing materials
Client closing gifts
Pop-by gifts
Event decorations
Educational resources
Technology subscriptions
Website hosting
Lead-generation platforms
Business travel
Office equipment
Saving $10 or $20 on one purchase may not dramatically change your business. But consistently finding better prices, lower subscription tiers, annual billing discounts, bundled services, and valid promotional offers can make a meaningful difference over time.
More importantly, an AI-assisted search can help you pursue those savings without turning every purchase into a research project.
Seven Ways Real Estate Agents Can Use Agentic AI to Save Money
1. Test Promotional Codes at Checkout
The most direct application is asking AI to locate and test promotional codes.
You could use this when purchasing:
Open house signs
Directional signs
Branded merchandise
Closing gifts
Client appreciation gifts
Event supplies
Printing services
Video equipment
Office furniture
Online courses
Promotional codes found on coupon websites are frequently expired, restricted to new customers, or limited to specific products. Agentic AI can test multiple possibilities and report which ones actually work.
A useful prompt might be:
“Search for currently available promotional codes for this purchase. Test each code at checkout, but do not complete the order. Show me which codes you tried, whether they worked, and the lowest final price available.”
The final instruction is important. You want the AI to stop before submitting the purchase unless you have explicitly authorized it to complete the transaction.
2. Compare Monthly and Annual Subscriptions
Many real estate tools use subscription pricing.
The monthly option may feel less expensive because the immediate payment is smaller. However, annual billing may reduce the total cost. In other situations, committing to a full year may not make sense if you are still evaluating the tool.
Agentic AI can help compare:
Monthly pricing
Annual pricing
Introductory offers
Free trial periods
Cancellation terms
Included features
User limits
Additional fees
Ask the AI to calculate the total cost over six months, one year, and two years. That can make the actual difference between pricing plans easier to understand.
You can also ask it to identify features you may be paying for but not using. Sometimes the best savings do not come from finding a discount. They come from choosing the plan that actually matches your business.
3. Find Less Expensive Alternatives
Imagine that you are considering a new social media scheduling platform. You could ask AI to find a discount for that particular platform, but you could also ask it to compare similar options.
A broader request might be:
“Compare this platform with three alternatives that offer similar features. Include pricing, contract terms, user limits, integrations, and any current introductory offers. Recommend the best option for a solo real estate agent.”
That kind of request focuses on the business outcome instead of one specific product.
The lowest-priced option is not automatically the best choice. A tool that costs slightly more could save you several hours each month. Another option may be cheaper but lack the integrations you need.
AI can organize the information, but you still decide which tradeoffs make sense.
4. Reduce the Cost of Client Gifts
Client gifts are an important part of relationship marketing, but the costs can add up quickly.
Agentic AI could help compare prices for:
Gift baskets
Branded tumblers
Local products
Home maintenance kits
Moving-day supplies
Personalized cutting boards
Pet gifts
Holiday gifts
Restaurant gift cards
You could give the AI a budget, quantity, delivery deadline, and preferred theme. It could then search for options, compare shipping costs, look for volume discounts, and organize the results.
For example:
“Find client closing gifts priced under $40 each. I need 20 gifts, and they must arrive in Denver within two weeks. Compare the product cost, personalization fees, shipping, and available discounts. Do not place an order.”
This turns a broad shopping task into a structured business decision.
5. Research Event Supplies
Classes, client appreciation events, homebuyer seminars, and community gatherings can require dozens of small purchases.
You may need:
Name tags
Table coverings
Signage
Decorations
Food-service supplies
Giveaways
Printed materials
Audio equipment
Registration supplies
Branded items
Searching for each item individually can take hours.
You could provide an AI agent with your shopping list, quantities, budget, and event date. It could compare retailers, evaluate delivery times, search for bulk pricing, and identify opportunities to combine orders to reduce shipping costs.
The result could be a table showing:
Item
Retailer
Quantity
Unit cost
Shipping cost
Discount
Estimated delivery date
Final total
You would still review the selections before purchasing, but the initial research could happen much faster.
6. Review Existing Software Expenses
Finding a discount on a new purchase is helpful. Finding subscriptions you no longer need may save even more.
Real estate agents often accumulate software over time. You might sign up for a video tool, design platform, email service, CRM add-on, transcription platform, or lead-generation service and then forget about it.
AI can help organize a list of recurring expenses and identify potential overlap.
For example, you may discover that:
Two tools provide similar email marketing features
Your CRM already includes a landing-page builder
Your brokerage provides software you are purchasing separately
You are paying monthly for a platform you could purchase annually
You are subscribed to a tier with more features than you use
A free or lower-cost alternative would meet your needs
Be careful about what financial information you provide to any AI platform. You do not need to give an AI agent unrestricted access to a bank account or credit card to review expenses.
A safer approach is to export or prepare a limited list containing the vendor, amount, renewal date, and general category. Remove sensitive account information before uploading it.
7. Compare the Total Cost, Not Just the Advertised Price
A promotional price can be misleading if it does not include shipping, processing fees, personalization costs, automatic renewals, or taxes.
Agentic AI can help compare the total expected cost.
For each option, ask it to consider:
Purchase price
Shipping
Setup fees
Personalization
Required add-ons
Contract length
Renewal price
Cancellation terms
Return policy
A product that appears cheaper at first may cost more after all the fees are included.
This is especially important with software subscriptions. An introductory price might only apply to the first month or first year. Ask AI to calculate both the initial cost and the renewal cost so you understand the longer-term commitment.
Give AI the Goal, Not Just the Task
One of the biggest lessons from my Bark Box experiment was the importance of explaining the real goal.
My task was to test promotional codes.
My goal was to save money.
When the promotional codes failed, the AI could still help because it understood that a discount code was not the only possible solution.
The same principle applies to your real estate business.
Instead of saying:
“Find a coupon for this email marketing platform.”
You could say:
“Help me lower the cost of sending a monthly newsletter to 1,500 contacts. Compare promotional codes, annual billing, lower-cost plans, and competing platforms. I need contact segmentation and basic automation.”
That gives the AI more room to identify useful alternatives.
A strong agentic AI request should explain:
What you are trying to accomplish
Your budget
Your deadline
Your required features
What tradeoffs you will accept
What actions require your approval
When the AI should stop
The clearer you are about the outcome, the more useful the research is likely to be.
A Reusable Prompt for Shopping With Agentic AI
Here is a prompt you can adapt for your next online business purchase:
“I want to purchase [product or service] for my real estate business. My goal is to get the best overall value while meeting these requirements: [list requirements]. Search for available promotional codes, current sales, introductory offers, bundle pricing, and less expensive alternatives. Compare the total cost, including shipping, fees, renewal pricing, and required add-ons. You may test promotional codes at checkout, but do not complete the purchase. Show me every code tested, the results, and your final recommendation.”
You can make the prompt even more useful by adding:
Your maximum budget
Desired quantity
Delivery ZIP code
Required delivery date
Preferred brands
Features you must have
Features you do not need
Whether refurbished products are acceptable
Whether annual billing is acceptable
The goal is not to create a complicated prompt for the sake of complexity. It is to give the AI enough context to make a useful comparison.
Keep Human Approval in the Process
Agentic AI can save time, but it should not remove your judgment from financial decisions.
For most shopping tasks, I recommend asking AI to research, compare, and test options while requiring your approval before it:
Completes a purchase
Starts a paid subscription
Accepts a contract
Enters payment information
Changes an existing plan
Cancels a service
Agrees to automatic renewal
Sends personal information to a third party
You should also verify the final price, shipping date, return policy, renewal terms, and product details before authorizing a transaction.
AI can misunderstand a webpage. A promotional offer can have restrictions. A subscription may renew at a different rate. A lower price may apply to a product that does not meet your requirements.
Think of the AI as a research assistant, not the final decision-maker.
Protect Your Accounts and Client Information
Convenience should not come at the expense of privacy or account security.
Before allowing an AI tool to interact with a website, understand:
What information it can access
Which browser tabs or folders it can see
Whether it stores activity history
How permissions can be removed
Whether the website contains sensitive information
Whether your brokerage or company has technology policies you need to follow
Avoid exposing client information, transaction documents, passwords, banking details, tax records, or other sensitive data unless you fully understand the platform and have authorization to use it for that purpose.
Use the smallest amount of access necessary to complete the task. If the AI only needs to research prices, it does not need access to your email, contacts, or transaction files.
Time Savings May Be More Valuable Than the Coupon
The obvious benefit of this use case is saving money.
The less obvious benefit is recovering time.
If you spend 15 minutes searching for a discount on a $30 purchase, the savings may not justify the effort. Your time may be better spent following up with a prospective client, preparing for a listing appointment, creating valuable content, or reconnecting with someone in your database.
Agentic AI changes that calculation because it can handle the repetitive searching for you.
You can let the AI:
Search multiple sources
Test available codes
Compare plans
Identify alternatives
Summarize the findings
Then you can review the recommendation and make a decision.
This is not about eliminating every administrative responsibility. It is about recognizing which tasks require your experience and which tasks can be delegated.
A client conversation needs you. Testing 15 expired promo codes probably does not.
Start With One Low-Risk Purchase
You do not need to completely change the way you run your business.
Start with one simple, low-risk experiment.
The next time you purchase an event supply, marketing tool, client gift, or business subscription, ask an AI agent to help research the options.
Give it a clear goal. Set a firm budget. Require approval before purchase. Review the results.
Even if the AI does not find a working promotional code, it may uncover another way to save through a different plan, bundle, billing schedule, or product.
That was the most valuable part of my Bark Box experiment. The promotional codes failed, but the AI did not simply stop. It evaluated the situation and offered another path.
That ability to adapt is what makes agentic AI such an interesting tool for real estate professionals.

Final Takeaway
Agentic AI can do more than generate ideas or answer questions. It can search, test, compare, evaluate, and recommend the next step.
For real estate agents, that could mean spending less time hunting for discounts on marketing tools, client gifts, event supplies, software, and other business purchases. It could also help you make better decisions by comparing the total cost and identifying alternatives you may not have considered.
The goal is not to automate every decision. The goal is to delegate the repetitive research so you can focus on work that actually needs your experience, judgment, and relationships.
