The best way to maximize a listing is to build a complete marketing strategy around it. That means using targeted digital ads, combining print and digital marketing, creating stronger market reports with AI, and tracking the analytics that show what is actually working.

What a great morning at the Smart Agent Summit in Colorado Springs.


I had the opportunity to speak alongside Ben Gosz from Chicago Title on a topic that I think every real estate agent should be paying attention to right now:


How do you maximize your listings and get more exposure in today’s market?


Because here’s the deal.


Getting a listing signed is step one.


It is exciting. It is important. It is worth celebrating.


But once that listing agreement is signed, the real work begins.


Now you have to create a strategy that gets that property seen. Not just by random people scrolling online, but by the right people. The people who are most likely to care about that home, that neighborhood, that price point, and that opportunity.


That is where listing marketing has changed dramatically.


It is not enough to simply put a home in the MLS, upload a few photos, share the link once on Facebook, and hope the right buyer finds it.


Today’s sellers expect more.


And honestly, they should.


They want to know what you are doing to create exposure. They want to understand how you are positioning the home. They want to feel like you have a plan beyond “let’s wait and see.”


That was the focus of our conversation at the Smart Agent Summit.


How can real estate agents look more professional, save time, create better seller conversations, and build listing strategies that go beyond the basics?



Why Listing Marketing Matters More Than Ever


The market has shifted.


Listings are not always moving as quickly as they did in previous years. Buyers are more cautious. Sellers are paying closer attention. And agents are having to work harder to explain the story behind the market.


That means your listing strategy matters.


It matters before the home goes live.


It matters during the first week on market.


It matters when showings slow down.


It matters when a seller starts asking, “Why are we not getting more activity?”


And it matters when you are sitting across from a potential seller trying to win the listing in the first place.


If you can walk into that appointment and clearly explain how you are going to market the home, who you are going to target, what channels you are going to use, and how you are going to track performance, you instantly separate yourself.


Not because you are using fancy tools.


Because you are showing that you have a real plan.


And that is what sellers want.


They want confidence.


They want clarity.


They want to know you are not guessing.

One of the biggest mistakes agents make is assuming that more views automatically means better marketing.

The better question is:

What neighborhood or lifestyle features need to be highlighted?

What price point is this home competing in?

Are there nearby feeder markets or buyer segments we should consider?

What data can we show the seller during the process?

And that is when your marketing starts to feel different.



Strategy One: Use Targeted Ads to Create More Listing Exposure


One of the first things we talked about was targeted ads.


I’m talking about platforms like:


Google

Facebook

Instagram

YouTube


Each platform has a different role, and each one can be valuable when used the right way.


The mistake is thinking all ads are the same.


They are not.


A Facebook or Instagram ad can be great for visual awareness. It can help you get a listing in front of people in a specific area or audience group. It can help generate engagement, clicks, video views, and visibility.


A Google ad can help when someone is actively searching. Depending on the campaign type and strategy, you may be able to position your listing, your brand, or your content in front of people searching for real estate-related topics.


YouTube can be powerful because video allows you to tell a stronger story. You can show the property, explain the neighborhood, highlight the lifestyle, and build trust with the viewer.


The key is not just running ads.


The key is running ads with a purpose.


For example, instead of saying, “I boosted the post,” you can say:


“I created a targeted campaign to increase exposure for this listing across social platforms, and I am tracking impressions, clicks, engagement, and video views so we can see how the marketing is performing.”


That is a very different seller conversation.


It shows intention.


It shows professionalism.


It shows that you are doing more than just posting and hoping.



Strategy Two: Combine Print, Email, and Digital Marketing


Digital marketing is powerful, but it should not be the only piece of the plan.


One of the biggest takeaways we discussed is that great listing marketing usually combines multiple channels.


That can include:


Print marketing

Email campaigns

Social media

Paid advertising

Video

Agent-to-agent outreach

Open house promotion

Neighborhood marketing

Direct mail

Retargeting

Database marketing


The reason this matters is simple.


Not everyone pays attention in the same place.


Some people will see the listing on Instagram.


Some will notice an email.


Some will respond to a postcard.


Some will see a YouTube video.


Some will hear about it from another agent.


Some will attend an open house because the marketing showed up at the right time.


When you layer these channels together, you create more opportunities for the property to be seen.


That does not mean every listing needs the exact same marketing plan.


A luxury listing may need a different strategy than a first-time buyer price point. A condo may need different positioning than a detached single-family home. A home in a highly competitive neighborhood may need a different approach than a unique property with a smaller buyer pool.


But the principle stays the same.


The more intentional you are with your marketing mix, the stronger your listing strategy becomes.



Why Print Still Has a Place in Listing Marketing


A lot of agents assume print is outdated.


I disagree.


Print can still be valuable when it is used strategically.


A well-designed property flyer can help during open houses. A neighborhood postcard can create awareness. A property book can make the listing feel more polished. A printed market report can give the seller something tangible to review.


The point is not to use print because “that’s what agents have always done.”


The point is to use print when it supports the overall strategy.


Print can make the marketing feel more premium.


Digital can help you scale the exposure.


Email can help you activate your database.


Video can help you build connection.


AI can help you save time and create better materials.


When you combine all of it, you are no longer just marketing a listing.


You are building a campaign.



Strategy Three: Use AI to Create Stronger Neighborhood Market Reports


This is one of the areas I am most excited about.


Real estate agents have access to a lot of data.


The MLS is full of valuable information, but most agents are not using that data to its full potential.


And I get it.


It takes time.


You have to pull the data, analyze it, understand the trends, and turn it into something a client can actually understand.


That is where AI can be a major advantage.


Instead of manually reviewing every single comp, you can use AI to help identify trends, summarize key insights, compare market activity, and create a cleaner seller-facing report.


For example, you could pull MLS data around a specific neighborhood and ask AI to help identify:


Average days on market

Median sale price

List-to-sale price ratios

Price reductions

Concessions

Active competition

Pending activity

Recent closed sales

Buyer behavior trends

What homes are selling faster

What homes are sitting longer


Now you are not just telling the seller, “The market has changed.”


You are showing them.


That is a stronger conversation.



Better Data Creates Better Seller Conversations


One of the most important parts of being a listing agent is helping sellers understand the market.


And sometimes, that means having tough conversations.


Maybe the home is overpriced.


Maybe the condition is not matching the price.


Maybe competing homes are offering stronger presentation, better updates, or more aggressive pricing.


Maybe buyer activity is slower in that specific segment.


Maybe the seller wants a number that the market is not supporting.


Those conversations are not always easy.


But they become easier when you have data.


Not vague data.


Not generic market headlines.


Actual local data.


Data from the surrounding area.


Data from recent sales.


Data that helps the seller understand what buyers are responding to right now.


That is why AI-powered market reports can be so useful. They help you take raw MLS information and turn it into a conversation piece.


You are still the expert.


You still have to review the information.


You still have to apply your local knowledge.


But AI can help you save time and organize the story.


And when you present that story well, you look more prepared, more professional, and more valuable.



Strategy Four: Track the Analytics That Actually Matter


Another major topic we covered was analytics.


Because if you are going to market a listing, you should know what is happening with that marketing.


You do not need to overcomplicate this.


But you should be tracking the basics.


For example:


How many people saw the ad?

How many clicked?

How many watched the video?

How long did they watch?

What was the engagement rate?

Which platform performed best?

How many people visited the property page?

How many email opens or clicks did you get?

How many showing requests came in?

Did activity change after a marketing push?

Did pricing changes impact engagement?


These numbers help you tell a better story.


They also help you make better decisions.


If a listing is getting a lot of views but no showings, that tells you something.


If people are clicking but not taking action, that tells you something.


If video views are strong but showing activity is weak, that tells you something.


If a price adjustment leads to more traffic and more showings, that tells you something.


Marketing without analytics is guessing.


Marketing with analytics gives you a feedback loop.



Sellers Want to Know What You Are Doing


One of the biggest opportunities for agents right now is communication.


A lot of sellers do not know what their agent is doing behind the scenes.


Maybe the agent is doing a lot.


Maybe they are running ads, sending emails, calling agents, hosting open houses, sharing the listing, and reviewing data.


But if the seller does not know that, it can feel like nothing is happening.


That is why reporting matters.


Imagine sending a weekly seller update that includes:


Showing feedback

Online views

Ad performance

Email campaign performance

Market activity

New competing listings

Recent pending sales

Recent closed sales

Recommended next steps


That kind of update builds trust.


It shows the seller you are paying attention.


It also gives you a natural way to have pricing and strategy conversations without making it feel random.


Instead of saying, “I think we need to reduce the price,” you can say:


“Based on the showing activity, buyer feedback, competing listings, and the current market data, here is what I recommend we consider next.”


That is a much stronger conversation.



Marketing Makes You Better at Winning Listings


A strong listing marketing strategy does not just help you sell the listing.


It helps you win the next listing.


When you can show a seller your process, you are no longer just saying, “I will market your home.”


You are showing them exactly how.


That can include:


Sample ad campaigns

Example market reports

Property marketing calendars

Seller update examples

Listing presentation visuals

AI-enhanced neighborhood reports

Video examples

Email campaign examples

Social media examples

Print marketing samples


This is where agents can really stand out.


Because most sellers have heard the same listing presentation over and over again.


“I’ll put it in the MLS.”

“I’ll post it online.”


“I’ll host an open house.”


Those things matter, but they are also expected.


The opportunity is to go deeper.


Show them how you think.


Show them how you position a property.


Show them how you use data.


Show them how you create exposure.

AI Is Not Replacing the Agent


Anytime I talk about AI, I think this is important to say.


AI is not replacing the real estate agent.


At least not the agents who are learning how to use it well.


AI is a tool.


It can help you save time.


It can help you analyze data.


It can help you write stronger first drafts.


It can help you create better reports.


It can help you organize your thoughts.


It can help you create better marketing materials.


But it still needs you.


It needs your market knowledge.


It needs your judgment.


It needs your experience.


It needs your understanding of the property, the seller, the neighborhood, and the buyer pool.


The agents who win with AI are not just copying and pasting whatever the tool gives them.


They are using AI to get a better starting point.


Then they are reviewing it, refining it, and applying their expertise.


That is the difference.



The Goal Is to Look More Professional and Save Time


A lot of what we talked about at the Smart Agent Summit comes back to one simple idea:


Agents need practical ways to look more professional and save time.


Because real estate agents are busy.


You are prospecting.


You are showing homes.


You are negotiating.


You are managing contracts.


You are solving problems.


You are following up.


You are trying to create content.


You are trying to stay in front of your database.


You are trying to win listings.


You are trying to serve your clients well.


So if you can use better tools, smarter workflows, and more intentional marketing systems to save time, that is a huge win.


If you can also use those tools to create a better client experience, that is even better.


That is the real opportunity.


Not just doing more marketing.

If you are a real estate agent, here are a few questions I would think through before your next listing presentation:


How am I going to create exposure for this property?


Not just where will it be posted, but how will it be promoted?


Who is the most likely buyer?


Think through buyer profiles, price point, lifestyle fit, location, and motivation.


What makes this home stand out?


Every listing needs a story. Find it.


What data can I use to support my pricing strategy?


The better your data, the better your seller conversation.


How will I communicate results to the seller?


Weekly updates can go a long way.


What analytics will I track?


Views, clicks, engagement, showings, feedback, and market movement all matter.


How will I adjust if the listing is not getting traction?


The plan should not stop once the home goes live.


These are the kinds of questions that help you move from basic listing marketing to strategic listing marketing.
