5 AI Prompts Every Colorado Real Estate Agent Needs Right Now

If you've been to one of my classes or workshops, you know I don't just talk about AI in theory. I show you exactly how to use it inside your business — with real prompts, real workflows, and real results.

These five prompts are the ones I share inside my classes at Chicago Title of Colorado. They're built specifically for real estate agents, and each one solves a problem you're probably dealing with right now.

Here's a full breakdown of each one, what it does, and how to use it.

Prompt 1: Reusable Market Analysis Prompt for Any Subdivision

Drop in a raw MLS export for any subdivision and this prompt tells AI to produce a complete, structured market report — without you having to do any of the number crunching. You get total closed sales, active listings, pending sales, and months of inventory, plus median and average sale price, list-to-sale ratio, and price per square foot. It also breaks out sales by price range, days on market, property type, bedroom count, and financing type, and wraps up with buyer and seller takeaways written in plain English.

Works with any CSV export from REColorado or your local MLS. Best used in ChatGPT (GPT-4 or higher) or Claude. The result: a client-ready market report in minutes instead of hours.

Prompt 2: MLS Listing Appointment Analysis Prompt

This prompt prepares you for a listing appointment using real MLS data, so you walk in with data-backed pricing insights, comparable sales, and a strategic recommendation. Fill in the property specs — bedrooms, bathrooms, square footage, year built, lot size, condition, recent renovations — then upload your MLS data. The AI delivers a Competitive Position Analysis, Pricing Insights, Market Timing and Strategy, and Buyer Behavior Patterns.

The prompt also generates three visual charts you can share with the seller, and five specific data-backed recommendations covering pricing, pre-listing improvements with potential ROI, marketing emphasis, and negotiation strategy. Best used in ChatGPT with a CSV upload, or Claude. The result: you walk into listing appointments looking like the most prepared agent in the room.

Prompt 3: Real Estate Listing Description Prompt

This prompt turns a property address into a polished, buyer-ready MLS listing description written in your style, using only verified, accurate information. Paste the prompt into ChatGPT, Gemini, or Claude and hit enter. The AI searches Zillow, Realtor.com, and Redfin, pulls all major specs, then asks: 'Are these specs still accurate, or have there been changes?' It also asks how you want the description to sound before writing a 200-250 word draft with a strong headline and clear call to action.

The AI never makes up specs — everything is confirmed before anything is written. After you see the draft, you can request revisions until it's exactly right. Best used in ChatGPT with web browsing enabled (GPT-4o), or Gemini. The result: a professional, accurate, buyer-friendly listing description you can drop straight into your MLS. Every time. Fast.

Prompt 4: AI Visibility Audit Prompt

This prompt runs a full online presence audit for any real estate agent, scoring their NAP (Name, Address, Phone) consistency across dozens of platforms, evaluating their AI search visibility, and generating a step-by-step cleanup and growth plan. Best run in Google Gemini, the AI scans your presence across Google Business Profile, Bing Places, Zillow, Realtor.com, Redfin, Homes.com, Facebook, Instagram, LinkedIn, YouTube, TikTok, Yelp, MapQuest, YellowPages, RateMyAgent, HomeLight, and FastExpert.

The output includes an Executive Summary, NAP Consistency Score (0-100), a 30-day cleanup plan, and a 12-month identity strengthening roadmap. It also calculates an AI Visibility Score (0-100) that evaluates how likely you are to be recommended in AI search based on six signals: Identity, Authority, Relevance, Location, Recency, and Reputation. The result: you'll know exactly where you stand online, what's hurting you, and what to fix first.

Prompt 5: O&E Report Analyzer — Owner & Encumbrance Report Breakdown

This prompt takes a complex Owner & Encumbrance (O&E) Report and breaks it down into plain English, flagging any title issues, explaining what they mean, and giving a clear next-steps action plan. Upload the O&E Report to ChatGPT or Claude, paste this prompt, and the AI adopts the perspective of an experienced Colorado escrow officer with 25+ years of expertise.

The output is structured in seven sections: Property Snapshot, Vesting Deed, Liens/Judgments/Encumbrances, Clean or Clouded Title assessment, Key Takeaways, Next Steps/Action Plan, and a built-in disclaimer reminding all parties that this is informational only. Because we always protect ourselves and our clients. The result: you can confidently explain title issues to any client — and know exactly what needs to happen before a deal can close.
